The TFA Methodology / Our USP

We believe a client can only create truly successful projects if Economic Success + Sustainable Solutions are pursued with equal focus and dedication.

At TFA, we have developed a highly effective, adaptable two-stage methodology that enables our clients to create Economic Success + Sustainable Solutions and realise market-compliant and user-centred projects.

This methodology is grounded in our deep understanding of the real estate market, industry standards, and our extensive experience with clients' needs and expectations.

We embrace simplicity as a problem-solving strategy, allowing us to address

even the most complex issues by breaking them down into manageable components, eliminating unnecessary elements, and focusing on the most crucial aspects,

ultimately leading to straightforward yet ingenious solutions.

This methodology is our USP and sets us apart from purely design-focused firms.

Stage 1 / Economic Success

In stage one, our strategy team collaborates with the client

to develop a project strategy that focuses on their economic success.

This strategy is tailored to deliver industry-specific and market-oriented solutions.

We analyse the local market and review surrounding projects to define the site usage.

We identify the target industry along with its specific requirements and define

the range of functions, the mix, and the area sizes.

We investigate the availability of funding programs from government agencies or financial institutions and evaluate their potential impact on the project.

Additionally, we examine how the project will affect the ecological, social,

and cultural conditions of the surrounding area.

Stage 2 / Sustainable Solutions

In stage two, our design team, in collaboration with local partners,

converts the project strategy into a climate-responsive and sustainable solution.

We identify all essential elements of the project and develop them through 8 steps, utilising the simplest, most efficient, and cost-effective methods.

1. Orientation and Layout
2. Building Volume and Form

3. Envelop and Sun Shading

4. Structure and Floor Heights

5. Circulation Systems

6. Building Services

7. Materials and Details

8. Standardisation and Prefabrication
